“The North Village” Kellyville: A mixed use development comprising 209 residential apartments, a shopping centre and 35 vacant land lots. We are acting for the developer in relation to the off the plan sales of apartments and land lots and in relation to pre-committed leasing of shopping centre tenancies, including the anchor tenant. Advising on a broad range of planning and acquisition issues.
“The Rise” Parramatta CBD: A high rise residential tower in Parramatta CBD comprising 136 apartments. 100% of apartments have been sold off the plan. We provided pre-acquisition advice on the development potential of the site, legal due diligence on the site, acted on the acquisition of the site, provided advice in relation a proposed s.96 application (whether it was substantially the same development), advised on the merits of a design competition, negotiated a complex VPA with Parramatta City Council and acted on the off the plan sale of the apartments.
“Parkgrove” Botany: We advised on the planning approval of this staged master planned lifestyle village in Botany comprising over 500 apartments, commercial premises and open space. We assisted with structuring, assisted with steering the applications through Council and acted on the off the plan sales. 100% of apartments were sold off the plan and stages 1, 2 and 3 have been completed.
Botany (Pemberton Street): A residential development project comprising 187 apartments. We acted for the developer in relation to the acquisition of the site via an asset realisation agreement with the landowner. We advised in relation to lodgement of a master plan and a s.96 modification application. We further assisted with steering the development application through Council and acted on the off the plan sale of the apartments. 100% of the apartments are sold offthe plan. Stage 1 of the project has completed. Completion of stage 2 of the project is imminent.
Parramatta CBD: A proposed development of over 500 residential apartments, commercial space and a public car park containing 600 car parking spaces. We acted for the developer in relation to structuring and negotiation of a public/private partnership agreement. Advising on all aspects of planning including issues such as stormwater, design, engineering, traffic and parking, ecological and environmental issues and development contributions.
“Riviera” Parramatta Riverside (River Road West): A mixed use development comprising 320 residential apartments and commercial space in 3 towers along the foreshore of Parramatta River. We acted for the developer in relation to the acquisition of the site and negotiation of a complex VPA with Parramatta City Council. We are currently acting for the developer in relation to off the plan sales. The project is currently under construction. The project has recently been launched with over 75% of apartments sold so far and sales continuing.
“Lake Promenade” Rouse Hill: A residential development comprising 120 luxury apartments in 3 buildings comprising part of the New Rouse Hill community scheme. We provided pre-acquisition advice and legal due diligence on the site, acted on the acquisition of the site and provided planning advice in relation to a s.96 modification application. We are currently acting for the developer in relation to the off the plan sales. The project has recently been launched with over 70% of apartments sold so far and sales continuing.
Rosebery: Acquisition of a residential development site comprising over 400 residential apartments, with existing off the plan sales. The site comprised a commercial office and warehouse building with existing tenants. The transaction involved both the acquisition of the land and acquisition of the developer entity which entered into the pre-sale contracts under an asset realisation agreement with the land owner. Almost all proposed apartments are sold off the plan.
